This project involved the investigation into cracking at a local authority property. The scope was as outlined by the Institute of Engineers (2000) guidance:

  • Desk survey
  • Initial appraisal
  • Further investigation and
  • Final report.

The property was of traditional construction which exhibited serious (5-15mm) cracking to the front and rear elevations. ISE (2000) define such cracking as having widths of 5-15mm and where ‘there will almost certainly be some compromise of the integrity of the structure and weather tightness may be impaired. Serious distortion may be occasioned to door and window frame, and glass fracturing is possible, as could be service fractures and strains’.

The cracking correlated internally in the order of fine to moderate with some showing signs of recent movement since previous decoration cycles. The crack patterns indicated a ‘hogging’ effect with the cracking wider at the top than at the bottom, with the cracking more severe to the rear.

The main culprit was identified during the initial appraisal where a surface water downpipe was discharging between the hopper and the wall with the benching having been eroded over the years. Technical Guidance Document H Drainage and Wastewater Disposal recommends that downpipes should terminate between the hopper and the water seal.

The report was issued with a full set of recommendations including reference to duties of the client under the current Construction Regulations.
